Home Inspections for Buyers
A professional home inspection is the best investment you can make during the process of buying your new home or condominium. New or old, large or small, your home inspection report identifies defects in the home, and gives you a road map and maintenance list going forward. Your report from Mystic Home Inspection makes use of an advanced software system to collect and report defects. The report includes photographs along with descriptive and narrative descriptions of the property. I sell no repair or maintenance services, so you can be sure of an unbiased description of the home at the time of the inspection.
Pre-Market Inspections for Sellers
This option is very similar to the home inspection report above, except that there is an emphasis on things that should be addressed prior to listing the home, rather than spending time running the dishwasher.
The hourly consulting option is pretty much what you would expect. You get a licensed home inspector, on-site, to focus on some issue of interest or to provide advice and guidance on problem areas of the home. You receive unbiased advice from a professional that does not sell repair services.
Home Maintenance Checkup©
Ideal for the home owner or investor, the Home Maintenance Checkup© provides an onsite visit followed up with a simple to read report that makes recommendations for repair, replacement or maintenance. The report includes a priority ranking of projects.
INFRARED THERMAL SCANNING (not available until further notice)
An infrared scan can often identify issues that are not visible with the naked eye. The infrared camera “sees” wavelengths of light that human eyes cannot. These wavelengths are converted to a visible spectrum and displayed on the camera’s screen and it its photos. Issues commonly found include heat loss with heating systems and insulation gaps, cooling problems with gaps in ductwork, moisture problems in ceilings and walls, and electrical overheating problems.
An infrared Quick Scan can be useful to find a varity of problems. The client gets to see the images on the camera and benefits from the analysis and opinion of a trained thermographer. There is no written report with this option and its cost is less. When used in conjunction of a home inspection, images may be used in the report, or the camera may be used as a diagnostic tool.
Full Scan with Report
The full infrared scan and report includes everything in the Quick Scan except that infrared photos and standard digital photos are taken of problem areas and assembled in an easy to read report.
RADON GAS TESTING
Radon gas is a colorless, odorless gas that occurs naturally in the earth around us. Radon gas is the second cause of lung cancer, second only to cigarette smoking. The U.S. EPA recommends the testing of all residential dwellings and during a home purchase is a good time. The U.S. EPA recommends mitigation if radon readings are greater than 4.0 pCi/L. We have personally recorded values between 0.5 and over 57.0 pCi/L in the Boston area. Mystic Home Inspection offers two testing options and provides consulation after you obtain your results.
Liquid Scintillation Canisters
In this test, two small vials are set up 4 inches apart and are exposed to the surrounding air for 48 to 72 hours. They are then sealed and sent to a Massachusetts laboratory for analysis. Results are available via the web. See sample report here (1 page).
Continuous Radon Monitoring Machine
A radon measuring machine in place for at least 46 hours provides a tamper-resistant test with hourly results recorded for levels of radon, temperature, relative humidity, barametric pressure, and power. Results are available hours after the conclusion of test. Clients receive an electronic report via email from the lab. Early placement of the machine can be arranged, so test results so can be available soon after the home inspection!. Reports are sent via email. See sample report here (3 pages).

WOOD DESTROYING INSECT INSPECTIONS
Your inspector is a registered wood destroying insect inspector with the New England Pest Management Association. Wood destroying insects most commonly found in this area include subterranean termites, carpenter ants, carpenter bees, and powder post beetles. This inspection will look for evidence of infestations, damage, repairs and past treatments of these and other pests. You are provided a separate report recognized by many lenders that summarizes the inspection’s findings.

WELL WATER QUALITY TESTING
If your home has a private drinking water well, laboratory testing of the water is recommended. Mystic Home Inspection can take a water sample and submit it for analysis.
Comprehensive Plus Pesticides Scan - This tests for 89 contaminants. Recommended for well water systems being tested for the first time, or wells closer to gas stations or industrial factories. It includes everything in the Standard Scan plus it tests for Radon and 61 Volatile Organic Compounds, (VOC’s), which are found in many household products, paints, gasoline, petroleum products and industrial solvents.
Standard Scan - This test is designed to become the annual test for private well owners. Recommended for water systems with no potential gasoline or pesticide organic compound contamination. The Standard Scan consists of the analysis of 27 of the most common contaminants found in well water.
2 Microbiological Parameters: Total Coliform and Fecal Coliform/E.coli (presence/absence).
6 Metals: Arsenic, Copper, Iron, Lead, Manganese and Zinc
19 inorganic parameters: Alkalinity, Ammonia, Calcium, Chloride, Chlorine, Color, Conductivity, Hardness, Magnesium, Nitrate, Nitrite, Odor, pH, Potassium, Sediment, Sodium, Sulfate, Turbidity, Total Dissolved Solids. *This test satisfies FHA and VA Mortgage loans.
Health Scan - The Health Scan tests everything that is in the Comprehensive Scan plus it does a microanalysis of the water sample. Through the use of a Scanning Electron Microscope, the water sample is analyzed for microbial identification. This means that we can tell you if there is any other type of bacteria, fungi, mold or parasites in the water and whether they are health related issues or not. This is a very powerful test and is unique to ETR Labs. We have helped thousands of clients all over the world get the answers they need as to whether or not there water may be hiding harmful microbial contaminants that would have otherwise gone undetected.
Radon Only Scan - Checks for radon in water. This test is a good choice if you are not concerned about water quality, but have never tested for radon or if radon-in-air tests register levels of radon.
NEIGHBORHOOD ENVIRONMENTAL DATA REPORTS
The EDR Neighborhood Environmental Report is the most comprehensive environmental report available to the residential real estate industry. Many residential properties and neighborhoods are clean, but even the most pristine and affluent areas can have environmental issues that affect health and home values. The EDR Neighborhood Environmental Report helps ensure that there are no surprises during or after the transaction by searching records of contamination from common occurrences such as:
- Leaking underground fuel or gas tanks that can contaminate soil and groundwater;
- Homes formerly used as "meth" labs, where residual chemicals can cause illness;
- Contamination from nearby industrial sites, accidental toxic spills or leaks;
- EPA and State top priority clean-up propertie
Each report starts with a simple summary of findings from the relevant databases for the state where the property is located. The summary is broken into two categories:
- Environmental Records within 300 feet of the property, and
- Environmental Records beyond 300 feet.
